So, you've had your offer accepted—congratulations! That’s a big milestone ticked off. But what now?
It’s natural to feel a mix of excitement and nerves at this stage, but don’t worry, we’re here to help. Here are three key things you should do straight away to keep your purchase on track.
1. Instruct a solicitor
Now’s the time to formally instruct a solicitor to act for you in the purchase. They’ll handle the legal side of things, carry out searches, deal with contracts and ensure everything is legally sound.
A word of advice: don’t just go with the cheapest option you can find online. Cheaper firms are often dealing with hundreds of cases at once, and that can lead to delays and a lack of personal service. You want a solicitor who will take the time to do things properly and keep you updated. It’s worth paying a little extra for that peace of mind.
You’ll also be asked to pay for the property searches up front—this is completely normal and part of the process.
2. Speak to your mortgage broker and get your paperwork ready
Let your mortgage broker know that your offer has been accepted and that you’re moving ahead with the purchase. They’ll start progressing your mortgage application and will need you to provide some documents.
This usually includes:
• Proof of ID (passport or driving licence)
• Proof of address (recent utility bill or bank statement)
• Proof of earnings (payslips and/or P60)
• Bank statements
Get these ready as soon as possible—it helps avoid any delays further down the line.
3. Book in a survey
While surveys aren’t a legal requirement, they’re strongly recommended. A professional and qualified surveyor will inspect the property and give you a detailed report on its condition.
This can highlight any issues you weren’t aware of, such as damp, structural problems or things that might need attention soon. It’s always better to know about these things early on so you can make informed decisions or renegotiate if necessary.
