Tenants Guide

To assist you in finding your new home, here are a few tips to guide you through the process.

Register your requirements

The first thing to do is register your details with us and our experienced staff will discuss your requirements and match you with available and suitable properties.

Viewings

We always recommend viewing a property quickly as rental properties are not on the market for very long. We will accompany you on the viewing and we are available for you to view after work and at weekends.

References

Once you have found a suitable property, you will be asked to complete a tenant reference form where you will need to provide details of your employer, previous landlord and bank details for a credit check. You will be required to pay an application fee at this stage. For more information about fees, please click here.

Tenancy Agreement

Once satisfactory references have been received, we will prepare a Tenancy Agreement which is signed by both parties. Always read the contract carefully and if you have any questions, just ask one of our staff to explain. All tenancies are subject to a minimum term of 6 months.

Rent & Deposit

An advance payment of rent will be required before the tenancy commences. Additionally, most landlords require a security deposit (usually 6 weeks’ rent) to be paid in advance at the same time. This should be paid via bank transfer into our Client’s account. As legislation stipulates, the deposit will be held by the Deposit Protection Service (DPS). The deposit will be returned to you at the end of the tenancy subject to the terms and conditions contained in your tenant agreement.

Check In

Congratulations! Collect the keys and you can now enjoy your new home!

Repairs & Maintenance

If your property is managed by Keys & Lee you will be advised of the name and contact details of your Property Manager at the start of the tenancy. You can contact them at any time to discuss any questions or problems you may have. If your property is managed by the landlord, you should contact them directly for any maintenance issues.

Rental Payments

It is a requirement of all our tenancies that rental payments are made via standing order. We will arrange a standing order mandate for you but it is your responsibility to ensure that payments have set up correctly as we are unable to discuss your account with the bank.
